Comprehensive Advertising - including "Find A Property" in print

We will advertise your property in the windows of our perfectly positioned Willerby Road offices. It will also appear on our website with one week as our ‘Featured Property’ on the home page and we will immediately erect one of our distinctive boards.

In addition to this, we will advertise your property in "Find a Property" the Property guide in the Hull Daily Mail. Although we cannot guarantee inclusion every week, we will continue to advertise your property until we find you a suitable tenant. The cost of this is included in our set up fee so you will never pay additional advertising charges! <

Third- Party Tenant Referencing

We use Endsleigh Tenant Referencing Services to credit check your potential tenant. Once they approve a tenant, you will receive Six Months Rent Guarantee Insurance. We also conduct in-house referencing for previous landlords and employers along with copies of bank statements and identification.

Six Months Rent Guarantee and Legal Expenses Insurance

By referencing your tenant fully, we are in a position to offer all of our Landlords Rent Guarantee and Legal Expenses Insurance for the initial Six Months Fixed Term of the tenancy. This covers the landlord for up to £10,000 of rent and £25,000 of legal expenses and is included in our competitive set up fee, once the tenant has moved in. We will not charge you extra for this service. There is an option to renew after the initial six months.

Full Inventory and Schedule of Condition – Including colour photographs

Just before your tenant moves in, we will visit the property to conduct a full and comprehensive Inventory and Schedule of Condition. This document is vitally important to protect your property, which is why we use a methodical approach to recording the condition of walls, floors, windows and everything in between!

This is accompanied by between 70 and 100 full colour photographs and held on file until your tenant moves out. We then refer back to the original document when considering dilapidations, wear and tear and deposit deductions.

There is again no additional charge for this if you choose our ‘Gold’ Full Property Management Service. Absolutely everything is included in our one-off set up fee.

Bespoke Packages for Multiple Properties

We understand that landlords will have differing needs when it comes to management of their investment. Although our three packages – Bronze, Silver and Gold – offer specific services, we are always happy to discuss a service individual to your requirements so that we are as involved with your property as you need us to be.

We can also offer services for landlords with portfolios of 10 properties or more, which include paid maintenance on each property so that in addition to managing the maintenance problems, we will even cover the cost! Terms and Conditions apply.

All-Inclusive Setup Fees

These are just some of the services included in our Fully Inclusive Gold Service. We really do take care of everything but the cost is always the same!

Just a very competitive, one-off set up fee taken from your first month’s rent, once we collect it and a small management fee monthly, which we do not take if we do not collect your rent!
